The Entire Process, Simplified…

- Determine your budget: Before you start looking for a house, it’s important to know what you can afford. Consider factors such as your income, savings, and monthly expenses to determine a budget for a mortgage payment. As a general rule of thumb, housing expenses shouldn’t exceed 33% of your income.
- Get pre-approved and talk to a Real Estate agent (me!!): Getting a pre approval means a lender (bank, credit union etc.) has verified your income, assets and debts to determine the price of a home you can purchase, a pre approval is your ticket to see homes! You and your agent (again, Hi there!) will dive deep into your needs and wants so you both intimately understand what your next home will look like.
- Let the house hunting begin!: I will set you up on a home search portal to automatically send you brand new listings either the SECOND they hit the market or every night. In addition to this, I will scan the market multiple times a day to keep you updated on any possible new listings that come up. It is important to NOT let emotions get in the way of your home search, stick to the plan. I can get you into ANY homes on the market, For Sale By Owner, vacant land, sometimes even off market properties…
- Found the home you love? Time to write an offer: Once you have found THE house for you, its time to write an offer. We will be able to offer the seller the price we are willing to pay, any appliances we want to stay with the property, if we need help from the sellers to pay for your closing costs etc. You and I will dive deep into the purchase agreement so you FULLY understand what the document outlines.
- Offer Accepted! WAHOO!!: Congratulations, now the fun begins! Per our purchase agreement we have a set number of days to schedule any inspections of the property, you and I will work to schedule those well before our deadline. You will have 72 hours to turn in an Earnest Money deposit per our agreement (you will understand this when we meet to discuss the process).
- Time for Inspections: The inspection will typically cost anywhere from $500-$600 depending on the inspector. It is VERY important you make time to attend these inspections so you understand everything about the home you are purchasing. The inspector will provide a 50+ page report outlining everything that works, doesn’t work and needs attention in your home. You have three options after receiving this report, you can accept the results as-is, you can ask for the sellers to make repairs before you buy the house or you can walk away from the sale.
- Closing Time: After the home inspection, you and I, with the help of a title company, will close on the house. This includes signing a mortgage agreement and transferring the title of the property to your name and many other documents. This process will take roughly 10-20 minutes, you will need to make sure you have your drivers license and your check with CERTIFIED funds.
- MOVE IN TIME!!: Congratulations its time to start making memories! We will coordinate when and how you get the keys. Its that easy!
